Claudia Chafloque-Siu focuses her practice in the area of real estate finance and capital markets. She advises public and private sector clients in secured and unsecured commercial lending and structured finance transactions. Claudia has worked on all aspects of commercial real estate matters including purchase and sale, development, lending, securitization, and commercial leasing.
Prior to joining the firm, Claudia was a summer associate, a real estate associate, and then a finance associate in the Finance Practice group of an international law firm in its Atlanta, Georgia office where she advised lenders, commercial borrowers, and fintech companies in equipment financings, secured and unsecured commercial lending, and structured finance transactions.
Previously, Claudia worked as a legal consultant for a high-end technology distribution company in Mexico City, Mexico where she handled its corporate needs and policy compliance matters. This experience provided Claudia with a vast understanding of the legal markets in Latin America, the U.S., and Europe. She also worked for the Mexican Ministry of Foreign Affairs on the revision of international agreements and later joined the legal team of the Mexican Consulate in Atlanta, Georgia where she provided legal advice to numerous Mexican immigrants. Being born and raised in Mexico to Peruvian-Chinese parents has helped Claudia to develop strong interpersonal skills in multicultural and diverse settings.
While attending Emory University School of Law, Claudia served as a legal extern at a multinational beverage corporation headquartered in Atlanta, Georgia in its Corporate Real Estate department. She also served as a Staff Member of the Emory International Law Review (Volume 33).
While attending the National Autonomous University of Mexico (UNAM) in Mexico City, Claudia was a corporate legal intern at one of the most innovative and widely-respected law firms in Mexico where she reviewed contracts, drafted corporate resolutions, updated companies’ books, and collaborated in the World Bank report: Doing Business in Mexico. Claudia was Editor of the UNAM Law Journal and studied French law abroad at Lille 2 University of Health and Law in Lille, France in 2010.
Claudia’s native language is Spanish and she is conversational in French and Portuguese.
Experience
*Provided counsel to issuers, depositors and servicers in securitization of consumer loans transactions, ranging from $50M to $310M, by drafting the issuer and seller documents, deliverables needed at closing, and coordinated and monitored closings.
*Represented one of the largest private providers of credit to the U.S. rural economy in syndicated and bilateral transactions, by drafting and reviewing ancillary documents, including security agreements, schedules, notes, certificates, legal opinions, and board resolutions, and generating closing checklists and monitoring the closing of these transactions.
*Advised an equipment finance company in the acquisition of a $24M owner participant/equity interest in leveraged lease trusts covering 639 railcars.
*Represented a leading mortgage lender in drafting agreements and ancillary documents for a $25.5M loan secured by a mixed-use building in Kansas City, Missouri.
*Represented a global aircraft, rail, and transportation asset management business in a fund formation with national and international investment in feeder, blocker, and series LLCs, and coordinated the formation of key entities in the fund and coordinated the closing of the transaction.
*Represented the largest privately held industrial development entity in the Southeast in the development, acquisition, disposition, and management of land and industrial buildings.
*Represented the world’s largest online retailer and a leading cloud services provider, servicing its leasing needs.
